Commercial equipment tends to get replaced the hard way — when it dies in August and the building is unusable. The better version is planned: we tell you which units are near the end, what each one is costing you to keep alive, and in what order they should be changed.

When it is time, we take out the old equipment and set the new units with the crane work, curb adapters, electrical and controls all arranged in advance. Most changeouts are done overnight or over a weekend so your doors open as normal.

Where budget means doing it in stages, we put a sequence together — worst units first — so the building improves each year rather than all at once.
